The renewal of suburban centres is critical to the future of our towns and cities. These areas are often well-established, rich in identity, and supported by existing infrastructure and public transport. They offer a unique opportunity to evolve into vibrant, connected places that reflect the needs of contemporary communities.

Therefor Group’s Strategy + Place team has been actively exploring this potential, following our Growth Strategy work in Cairns, across seven suburban centres in Brisbane. Our approach is grounded in deep insight – combining economic, social, and environmental data with on-the-ground experience. We walked over 40 kilometres through these centres to understand how change is emerging and where it can be accelerated.
Our work examined the capacity of existing places to evolve, and compared current conditions with future potential through a place-based lens. This integrated approach aligned objectives across stakeholders, creating a shared vision for renewal.
However, meaningful change in these environments requires more than good planning – it demands collaboration, ambition, and the right tools. We advocate for mechanisms that incentivise integration and shared risk, moving beyond traditional zoning approaches to unlock housing supply and community benefit.
Suburban renewal presents a tangible opportunity to create inclusive, resilient, and well-loved city places. With the right level of confidence and ambition, these centres can become thriving hubs that support diverse lifestyles and long-term growth.
