Project Overview

One of the largest future new communities in Southeast Queensland, Elimbah North will be home to almost 40,000 people and offer a lifestyle that embodies the existing green and blue character of the area. The development will include over 20,000 homes, multiple schools, shopping centres, parks, and sports facilities.  

The entire project is expected to take 40 years to complete, ensuring a meticulously planned and sustainable development that will stand the test of time.

Since 2017, Therefor Group has worked closely with Dennis Family Corporation to unlock the potential of this well-located farming area and ensure it is included in the Urban Footprint of the SEQ Regional Plan.

At the heart of this transformation lies Rose Creek, a community of approximately 13,000 people, strategically positioned near the Elimbah train station and the Bruce Highway. Rose Creek boasts remarkable natural assets, including panoramic views of the Glasshouse Mountains, and is shaped by a vision of sustainable, place-led design.

Since 2017, Therefor Group has worked alongside the Dennis Family Corporation to unlock the potential of this prime location. Through successful advocacy, the project was proudly included in the 2023 SEQ Regional Plan’s Urban Footprint, paving the way for its exciting future.

Therefor Group are leading the design and planning for Rose Creek, while also considering the overarching structure plan for the entirety of Elimbah North. Our role includes:

  • Crafting the design vision and place principles.
  • Structure planning and land-use allocation.
  • Planning an integrated open space network.
  • Leading concept design.
  • Steering the planning pathway and engagement with the City of Moreton Bay.

A Vision for All Life Stages

Elimbah North is designed to cater to diverse lifestyles and family profiles, offering a rich tapestry of housing options that promote affordability and inclusion. From retirees to young families, single-parent households to multi-generational living, everyone will find a place to call home.

This is more than a residential development – it’s a dynamic, vibrant and walkable community with education facilities, retail hubs, lush open spaces (destinational and passive), employment and commercial opportunities. The natural environment takes centre stage, with creek corridors preserved and revitalized to connect people, wildlife, and the land itself.

Sustainability at Every Step

Elimbah North embodies future-proofed design with sustainability at its core. Creek corridors double as greenways for people and wildlife, open spaces invite activity and reflection, and land-use planning prioritises balance.

Density with Purpose and alignment to the SEQ Regional Plan

An important phase of the project was to assess and interrogate the State’s assumptions on density targets by 2046 (20-30dw/ha or 40-80dw/ha for areas within walkable catchments to public transport).

Project Outcomes

A complex project of this size and nature brings with it a wide range of opportunities, objectives, and challenges for the entire project team.

Therefor worked with the client to successfully advocate for Elimbah North’s inclusion in the Urban Footprint of the SEQ Regional Plan. Not only was this goal achieved, but the Dennis Family Corporation is now the lead Masterplanner for the area.
