Tucked into the vibrant heart of Fortitude Valley’s Chinatown Mall, 31 Duncan Street is a dynamic fusion of heritage, innovation, and urban renewal. The project transformed a complex site into a multi-level office tower that brings daytime energy to the precinct and enhances its nighttime economy through thoughtful design and activation.

Engaged by LKM Holdings, Therefor Group provided multidisciplinary support across planning, surveying, and project delivery – navigating three overlapping change applications and historic approvals to deliver a streamlined outcome in under four months. Working closely with Council and Nettleton Tribe architects, our team ensured the design met all regulatory requirements while enhancing the site’s functionality and character. 

Surveying played a critical role in unlocking the site’s potential. Using a combination of traditional and laser scanning methodologies, our team captured highly detailed data to support structural design around the existing multi-level carpark. Lease surveys were completed in tandem with construction, enabling tenancy agreements to be finalised swiftly and minimising delays to occupancy. 

Planning services included amendments to the carpark layout, lower-level retail tenancies, and the addition of ten new office levels. Our team addressed complex challenges around façade design, carpark screening, and waste management – working collaboratively with Council to retrofit infrastructure and establish a new commercial collection regime. 

Through engagement with builder, Hutchinson Builders, our landscape architecture team provided services to support the design and surrounding precinct.  

Our Project Delivery team was also involved in the handover, managing condition compliance certification processes for all three development approvals, mitigating risk for the client and providing certainty of completion for the incoming asset owner.
