Project Overview
Acacia Ridge Business Park is an 18ha site within the established precinct of Acacia Ridge, Brisbane. The site is approved for a master planned industrial development, comprised of three warehouse buildings varying in size from 5.300m2 to 41,040m2.
The development is approved across two stages. Stage 1 has achieved practical completion, and Stage 2 is under construction. It is approved for Low Impact Industry, Medium Impact Industry and Warehouse land uses to provide ultimate flexibility for future tenants, providing adaptability to the market requirements. The development supports the objectives of Brisbane City Council’s Industrial Strategy 2019.
Therefor Group’s Planning Team played a key role in securing development approval from Brisbane City Council for the master-planned Acacia Ridge Business Park.

Project Objectives
The ultimate objective for this project was to achieve development approval for the Acacia Ridge Business Park. To achieve this goal, the Planning Team worked closely with various consultants to deliver 7.2 hectares of new industrial infrastructure that met the requirements of both Local (Brisbane City Council) and State Governments.
The following outcomes were also achieved:
- Our planners assisted with negotiating the infrastructure credits of the existing development with Brisbane City Council. As a result, there were no infrastructure charges payable for this development.
- Stormwater drainage. Our planners and specialist consultants liaised with Local (Brisbane City Council) and State Governments to mitigate any impacts to the adjoining railway corridor.
- Collaboration with Brisbane City Council to ensure reasonable and relevant development conditions were implemented for each stage of development.
- Attending regular consultant meetings to progress actions and obtain results.
- Negotiating infrastructure credits with Brisbane City Council.

Working with ESR Real Estate (Australia) Pty Ltd provided the Planning Team with the opportunity to collaborate on a project that includes a raft of market-leading environmental initiatives, including:
- 4-Star Green Star rating,
- low-emission, environmentally sustainable materials,
- ability to install solar panels on the entire roof form,
- rainwater tanks linked to restrooms and landscape irrigation,
- roofing installation with a high Solar Reflective index,
- EV charging station; and
- LED lighting.
