Project Overview
Therefor Group was proud to work with Charter Hall Group and specialised subconsultants on the delivery of a 30ha mixed industrial estate in Darra.
With significant proximity to major transport infrastructure, including the Ipswich Motorway and Centenary Motorway, the single building was constructed for Southcott, an Australian Manufacturer in the Warehouse and Low Impact Industry.



Project Objectives
Our planning team worked alongside specialist consultants to successfully secure development approval from Brisbane City Council for an industrial project within the established Connect West Business Park. The development includes a 5,235m2 warehouse with land use rights for Warehouse and Low Impact Industry
The project faced several challenges that were successfully overcome. These included the mitigation of air quality impacts associated with spray painting booths and the mitigation of noise impacts to sensitive land uses. Our planners and specialist consultants provided contextual and technical justifications to demonstrate compliance with Council’s criteria in both cases. Additionally, the collaboration with the project team and Council streamlined the approval period for the Impact Assessable application, resulting in approval being granted within five months of lodgement.

This collaboration ensured that the project not only met regulatory requirements but also added value through innovative solutions and effective communication with stakeholders.
