Project Overview
Since 2017, Therefor Group has supported Dennis Family Corporation in delivering evolving residential estate Summerlin Banyo. Summerlin is a landmark urban renewal project North of Brisbane, delivering a mix of 197 townhouses and apartments walking distance from Nudgee Train Station. The estate ushers in a new era of residential communities, embracing subtropical lifestyles, greater housing diversity, and community-centred living.
The Planning Team was responsible for the staged development applications for Summerlin, coordinating the project team and delivering development approvals for the evolving residential estate.
From preliminary design through to project completion of each stage, Therefor played a crucial role in the delivery of Summerlin. Our planners worked closely with the client, Council, and other stakeholders to achieve an outcome reflective of the surrounding area and density intent of the estate.

- Preparation and management of staged development approvals.
- Involvement from preliminary design to project completion for each stage of the development.

Summerlin Estate provided Therefor Group with the opportunity to provide innovative solutions and lead industry change.
- The central communal open space within the estate signals a new standard in master planned communities. Therefor overcame the challenge of championing this innovative outcome against existing standards.
- Sustainability: an exemplar urban renewal project, conversion of former industrial land to a diverse residential community provided a unique outcome.
- Design excellence: Therefor provided a diverse housing mix, including townhomes and apartments, with a central communal open space designed for a subtropical lifestyle. Summerlin delivers a ‘missing middle’ offering on a key infill site.
- Community dividend: providing high-quality, concentrated housing on a well-located site (within walking distance to Nudgee Train Station).
- Enduring value / leadership with integrity: have been providing diversity in housing choice on a well-located site in a predominantly detached housing suburb for 10 years, an early developer in this space.
