The Paint Factory project marks a significant moment in Brisbane’s suburban renewal – transforming a long-standing industrial site into a vibrant, mixed-use arts village that celebrates creativity, community, and contemporary living.

Located at 115 Hyde Road, Yeronga, the former Taubman’s paint factory spans 34,000 square metres and has evolved into an emerging cultural hub, home to some of Australia’s most acclaimed Indigenous artists. Internationally recognised for its creative contribution, the site presented a unique challenge to Brisbane’s planning framework – requiring a sensitive, strategic approach to preserve its cultural value while unlocking its development potential.
Engaged by Montague Developments, Therefor Group led a precinct-based strategy to guide the site’s transition from industrial to mixed-use residential.
Our planning, strategy + place, and surveying teams worked collaboratively, alongside the designers and consultant team, to shape a vision that honours the site’s artistic legacy while responding to the city’s growing need for housing and community infrastructure.
The project received formal planning approval in September 2025 – paving the way for a multi-stage development that will include converted creative industry spaces, new apartment buildings, performance and exhibition venues, food and retail offerings, and public realm improvements.
